A rise in the number of approvals for new mortgages has been described as "good news" by the Council of Mortgage Lenders.

Spokesperson Sue Anderson was responding to Bank of England statistics which showed that March had seen 40,000 new mortgages being taken out, but the figure was 43,000 for April.

While this was a positive sign, she also noted that transaction levels are low and did not anticipate them recovering in the near future.

"Lending is still constrained and consumer appetite is still somewhat constrained," she said, pointing out the recession and expectations of increasing unemployment.

Figures from the British Bankers Association show that net lending by banks for mortgages in the UK was worth £2.7 billion in April.

In March, the figure was £3.4 billion.

The same two months saw a fall in remortgaging approvals.

In March they numbered 32,045 and in April the statistic went to 31,800.
